Extension specialists, and builders for everything else

We specialise in high-quality extensions and complete home renovations across Milton Keynes and the surrounding villages.

For many of our clients, the goal is not simply more space. It is to make a good home work better, whether that means creating a larger kitchen and living area, reconfiguring the layout, adding another floor, or adapting the property for the next stage of family life.

Extensions and major renovations are at the heart of what we do, but our experience as builders also covers kitchens, loft conversions, garage conversions, structural alterations and new builds. Every project is delivered by the same trusted team and to the same high standard.

There is reassurance in choosing a builder who has completed plenty of this kind of work in Milton Keynes before and knows how to deliver it properly.

How your extension will run, from first conversation to handover

A well-run project should feel organised from the outset. You should know what is happening, what comes next and who to speak to throughout.

  1. Initial consultation We visit your home, discuss what you want to achieve and assess the project properly. There is no charge or obligation. If we do not believe we are the right fit, we will tell you from the start.
  2. Design and quotation If you already have an architect, we are happy to work alongside them. If not, we can introduce you to one we trust. Before you commit, you will have clear drawings, a detailed specification and a fixed written quotation.
  3. Planning and approvals We coordinate the necessary submissions with Milton Keynes City Council, building control and, where required, the party wall process, keeping you informed as each stage progresses.
  4. Construction You will have one named point of contact throughout the build, with regular written updates and photographs so you always know what has been completed and what is coming next.
  5. Handover Once the work is complete, we walk through the project with you, agree and complete any snagging, and provide the relevant certificates and warranties, together with our 12-month workmanship guarantee.

Questions our clients often ask

Everything here comes up on almost every project. If your question is not covered, ask us directly.

Do I need planning permission for an extension in Milton Keynes?

Not always. Some extensions can be carried out under permitted development rights, while others will require planning permission.

What applies will depend on your property, the size and position of the proposed extension and any restrictions affecting your home.

We establish this early in the process so you understand what is possible before progressing too far with the design. Where an application is required, we can coordinate the process with Milton Keynes City Council on your behalf.

How will you price my project?

Every project is different, so we prefer to price the work properly rather than rely on broad estimates or square-metre rates.

Once we understand what you are looking to achieve and have the appropriate drawings and specification, we provide a clear, detailed written quotation based on the project itself.

This gives you a much more meaningful understanding of the investment before construction begins.

How long will the build take?

The timescale will depend on the size and complexity of the project, as well as the design and approvals required beforehand.

Before construction begins, we provide a clear programme for the work so you understand the anticipated timescale and key stages. We then keep you informed as the project progresses.

Should I speak to an architect or a builder first?

Either route can work, but speaking to an experienced builder at an early stage can be extremely useful.

It gives you an opportunity to discuss what you would like to achieve, understand what is practical and aligned with your budget and consider the likely scope of the project before committing to a fully developed design.

If you already have an architect, we are very happy to work alongside them. If you do not, we can introduce you to architects and designers we know and trust.

Will I need a party wall agreement?

Possibly. This will depend on the nature of the proposed work and its relationship to neighbouring properties and boundaries.

Where the Party Wall etc. Act applies, we will identify this early and explain what needs to happen so it can be dealt with properly before construction begins.

Can we stay in the house while the work is carried out?

In many cases, yes.

For an extension or renovation, families can often remain in the property for much of the build. There will inevitably be periods of disruption, particularly where new and existing parts of the house are being brought together, but these can usually be planned carefully.

We discuss this with you before work begins so you understand what to expect and can make the arrangements that work best for your family.
